- New Page Redevelopment Project, Kimberly, Wisconsin
Lexington Analytical provided consulting services to determine market-based land uses recommendations for a 98-acre riverfront redevelopment site in Kimberly, Wisconsin. The developer/owner of a former paper mill site was seeking market data regarding rents, sale prices, projected competitive inventory levels, and absorption rates for varying land uses. Our services included a detailed analysis of office and residential (rental and owner-occupied) markets in Kimberly and the western portion of the Appleton, Wisconsin metro area. Specific land use recommendations were made for the site including allocation and location of proposed land uses. In addition, estimates of development absorption periods were provided.
- Glatfelter Mill Redevelopment Project, Neenah, Wisconsin
Lexington Analytical was engaged by the City of Neenah to assist in determining appropriate land uses for a 6.7-acre redevelopment site in downtown Neenah. Our consulting services included a detailed analysis of retail, office, and residential markets in Neenah and the surrounding market area. Specific land use recommendations were made for the site including allocation and location of proposed land uses, and prospective development lease-up periods were estimated.
- Chilton Uptown District Project, Chilton, Wisconsin
Lexington Analytical was engaged to help determine appropriate land uses for redevelopment sites in Chilton’s historic central business district, and to determine potential uses for vacant and under-used retail space in the district. Our services included a detailed analysis of the retail, residential, and medical office markets in Chilton.
